So a commercial loan from a bank which is much more expensive or more likely a private loan. Some of that stuff can be very expensive, you know twelve percent interest, several points upfront that sort of thing. For those costs and those risks we definitely need to get a bit of a discount.
But if you don’t have the option of being able to fix it, sometimes that’s a better option, it’s a lot less hassle, and a lot easier too. You can get it done, you might have to take a little bit more of a discount than what the cost of actually fixing it would have been.
But if you don’t have the money available, it’s better than nothing if you need to sell the house.
Anyway, as always some buyers are always looking to buy houses, they don’t mind if the house is damaged of any sort. They talk and pass about the septic systems, fire damage, mold, and anything. They generally don’t have any problems with that.
