You put the money in an escrow account and after the people buy the house, they will repair it with those funds and you know than anything that doesn’t. Because they’ll usually make us grow significantly more than what the actual cost was. 

Usually one and a half to two times when they even let you do it. And if anybody that doesn’t get spent, you will get that like after the fact. But again this is not very many lenders will do this. It is a potential option. 

If you have somebody there working with that, it’s an option to explore. Most likely you’re either going to have to come with the money upfront and fix it to be able to sell it to a retail buyer. And if that’s not an option your pull then dwindles to mostly cash buyers or investors. 

Cash buyers who want to live there,  they’re going to want a big discount in the same way and investors will so that will necessarily help you very much. And obviously, an investor if we’re going to be buying it and we need to do the fixing and we either use our own cash or get a non-residential loan. 

So a commercial loan from a bank which is much more expensive or more likely a private loan. Some of that stuff can be very expensive, you know twelve percent interest, several points upfront that sort of thing. For those costs and those risks we definitely need to get a bit of a discount. 

But if you don’t have the option of being able to fix it, sometimes that’s a better option, it’s a lot less hassle, and a lot easier too. You can get it done, you might have to take a little bit more of a discount than what the cost of actually fixing it would have been. 

But if you don’t have the money available, it’s better than nothing if you need to sell the house. 

Anyway,  as always some buyers are always looking to buy houses, they don’t mind if the house is damaged of any sort. They talk and pass about the septic systems, fire damage, mold, and anything. They generally don’t have any problems with that.
